Day Porter Position

Salary: Depending on experience

JOB DUTIES:

  • Performs exterior cleaning duties at the job site
  • Picks up garbage from the property grounds
  • Empties garbage receptacles as needed
  • Sweeps sidewalks
  • Wipes window sills
  • Removes cobwebs and graffiti
  • Other duties will be assigned as needed

QUALIFICATIONS / REQUIREMENTS:

  • No education required, however, a High School Diploma or equivalent is preferred.
  • Must be detail oriented.
  • Must be willing and able to work outdoors to perform all cleaning duties of a shopping center/work site.  
  • Other physical requirements include:  Standing for long periods of time, carrying, use of hands and arms, ability to crouch, kneel, and crawl.  Must be able to see, speak, hear, and smell.  Must also be able to lift up to 50 pounds normally and occasionally up to 75 pounds.  
  • Person must also be willing and able to work on site in a multitude of different weather conditions.
  • Must be willing to work on Holidays and weekends.
  • The person must have a reliable means of transportation to get to work on time.
  • Must be able to understand English.  
  • A qualified person must also be able to communicate via cell phone and operate a cell phone in order to send photos and text messages to supervisor.

Billing Specialist

Salary: Depending on experience

The basic function of the Billing Specialist is to ensure the smooth and efficient operation of the receivables / collections and invoicing areas of the company(s). This position is responsible for leading and planning the billing operations. The individual is responsible for designing, implementing and enforcing policies and procedures, as well as streamlining effective billing processes across multiple markets.

JOB DUTIES:

  • Responsible for accounting functions related to researching, documenting, and receiving approval from operations and sales teams, all necessary reversals of invoices, and management of monthly with the Controller.
  • Responsible for maintenance of appropriate accounting records, data entry of accounting statistics and information.
  • Review all invoices or bills that leave the business to ensure their accuracy and minimize negative customer feedback.
  • Generate bills, updating records, and collaborating with other employees in their department.
  • Ensures that daily, weekly, and monthly paperwork is complete and recommends any system changes to the Controller.
  • Attends departmental meetings as required.
  • Other duties may be assigned as needed.

QUALIFICATIONS / REQUIREMENTS:

  • BS Degree in Accounting, Finance, or Business is preferred.
  • One to three (1-3) years of accounting/finance experience with a large or multi-unit Company. Experience must include in-depth business PC, and spreadsheet knowledge. Education can be substituted for experience.
  • Experience in working with communications within an office and in fulfilling general accounting duties.
  • Experience with maintaining proper accounting records and files, including data entry and updating records.

Area Manager

Salary: Depending on experience

We are currently seeking an Operations/Area Manager to assist with day to day activities of the Operations Department. These activities include the management of both employees and sub-contractors. The Area Manager oversees two of the four core services which include:

Janitorial / Day Porter
Pressure Washing

Company vehicle, company gas card, company phone, and company laptop are provided for business use.

JOB DUTIES:

  • Actively inspect sites for quality assurance at both commercial and retail centers in the San Jose Area.  
  • Interact and develop good working relationships with property managers
  • Meet customers on site for site walkthroughs
  • Seek out add-ons for current services
  • Provide quotes and coordinate additional service work
  • Ensure customer files are kept current
  • Provide prompt corrective action for service-related issues or complaints
  • Execute payroll reporting
  • Train both staff and subcontractors
  • Ensure staff are properly equipped with the right tools, equipment, and supplies

QUALIFICATIONS / REQUIREMENTS:

  • High School Diploma is required; BA or BS in Accounting, Finance, or Business is preferred. 
  • At least two years of experience in supervisory role.
  • Computer literacy skills required.
  • Excellent interpersonal and organizational skills.
  • Experience must include in-depth business PC and spreadsheet knowledge.

Sweeper Operator/Driver

Salary: Depending on experience

The Sweeper Operator is responsible for the safe, efficient, and effective operation of the sweeper truck. The 435 Sweeper Driver works at different job sites throughout the Bay Area and sweeps parking lots and streets as needed. This position requires a Class C license, a clean driving record, and 3-5 years of driving experience. A company vehicle and training will be provided.

JOB DUTIES:

  • Responsible for safe and efficient operation of the sweeper truck.
  • Communicates with customers, assesses sweeping needs and determines the best way to meet the customer’s needs.
  • Sweeps parking lots and streets as needed.
  • Performs safety checks on the daily.
  • Performs other duties as needed.

QUALIFICATIONS / REQUIREMENTS:

  • No education required, however, a High School Diploma or equivalent is preferred.
  • Must have a Class C driver’s license and a clean driving record.
  • Must be over 25 years old (for insurance purposes).
  • Other physical requirements include: Use of hands and arms, ability to crouch, kneel, and crawl. Must be able to see, speak, hear, and smell. Must also be able to lift up to 50 pounds.
  • Must also be willing and able to work on site in a multitude of different weather conditions.
  • Must have a reliable means of transportation to get to work on time.
  • Must be willing to wear a uniform and do safety checks daily.

Building Maintenance Technician/Handyman

Salary: Depending on experience

This position performs a variety of handyman tasks and assists with other property maintenance/construction-related duties, as needed, for commercial properties. This position requires general knowledge of construction work and safety precautions. The job consists of traveling to different job sites throughout the Bay Area- Peninsula Region and East Bay. Physical abilities such as trunk strength, manual dexterity, and wrist-finger movement are required to perform the essential functions of the position. The Handyman typically reports to the Area Manager or other appropriate supervisory or management position.

JOB DUTIES:

  • Painting, drywall hanging, texturing, and repair
  • Stucco and concrete patching
  • Electrical work (changing bulbs, ballasts, installing switches, outlets, etc.)
  • Plumbing work
  • Concrete pouring and finishing, asphalt repair
  • Graffiti removal
  • Light carpentry repairs
  • Hauling
  • Performs other duties as needed

QUALIFICATIONS / REQUIREMENTS:

  • Minimum of two (2) years of handyman, building construction or facility maintenance experience.
  • Must have a driver’s license and a clean driving record.
  • Ability to lift heavy items on a regular basis (50-100lbs).
  • Experience towing trailers.
  • Must be willing and able to work on site under different weather conditions.
  • Must be able to communicate via cell phone and operate a cell phone to send photos and text messages to the supervisor.
  • Must have reliable transportation to get to work on time.

Janitorial Field Supervisor

Salary: Depending on experience

We are seeking a Field Supervisor to be responsible for the efficient and effective management of field personnel and subcontractors associated with providing direct services to our customers. The Field Supervisor oversees the operations of day porters/janitors, sweeper operators, special pickup haulers, sub-contractors, pressure washers, and various laborers under their regional manager. This position oversees work sites located in South Bay/San Jose/Santa Clara County area. This is a full-time position. All full-time employees (30+ hours per week) are eligible for company benefits: medical, dental, vision and paid time off.

JOB DUTIES:

  • Performs required daily site quality checks driving a company vehicle and preparing daily logs and reports of those checks. Includes communicating directly with Sub Contractors, Store Managers, property managers, and internal employees verbally and via email.
  • Searches for “Add-on” Services or Value-Added Services while performing site checks.
  • Assist Area Manager with the coordination of add-on services, value-added services, sweeping, pressure washing, and day porter services.
  • Learns and assists in the quoting of various services.
  • Assist Area Manager with a variety of tasks to provide the best customer service to our clients
  • Performs other duties as needed

QUALIFICATIONS / REQUIREMENTS:

  • High School Diploma or Equivalent
  • Minimum of 2 years of experience as a supervisor in a service industry
  • Must have a valid driver license, with a clean record
  • Must be at least 23 yrs. of age (due to auto insurance requirements)
  • Preferred: Bilingual in English and Spanish
  • Must be hands-on, physically willing and able to work to do cleanups, backpack blowing, sit in for day porters who call in sick, and physically able to lift objects up to 50lbs in weight when needed.
  • Must have a customer service mindset/personality
  • Computer literacy
  • Must be able to communicate via email and text using hand-held devices such as a smartphone and tablet/iPad.
  • Must be willing to work before or after normal business hours when needed for emergencies.
